Frequently Asked Questions
Straight answers to the questions I hear most from buyers and sellers in the Charlotte metro and the Carolinas.
What areas does Mella Realty serve?
My home base is the Charlotte metro. I work most often in Charlotte, Pineville, Matthews and Waxhaw in North Carolina. I also help clients in Mint Hill, Huntersville, Cornelius, Concord, Mount Holly, Gastonia, Belmont, Indian Trail, Marvin and Weddington in NC, plus Rock Hill, Fort Mill, Tega Cay and Indian Land in South Carolina.
Are you licensed in both North Carolina and South Carolina?
Yes. Mella Realty, LLC holds NC License #286700 and SC License #97364, so I can help you whether the home you want is in Mecklenburg or Union County or just across the line in York or Lancaster County, SC.
I’m moving to the Charlotte area from out of state. Can you help?
Yes. Relocation buyers are a big part of who I work with. I can help you compare areas, understand how buying a home works in the Carolinas, and plan around your move timeline, so the process feels less overwhelming from a distance.
What’s the difference between buying in North Carolina and South Carolina?
The two states use different contract forms and different disclosures, and the rules around the process aren’t identical. Because I’m licensed in both, I can walk you through what applies to the side of the line you’re shopping on. If you live in one state and work in the other, it’s also worth asking a tax professional how that affects you.
Do I need an attorney to buy or sell a home here?
Both North Carolina and South Carolina use attorneys for real estate closings. I’m a real estate broker, not an attorney, so I can’t give legal advice, but I’m happy to explain how the process typically works and point you to the right professional for legal questions.
What are the “Working With Real Estate Agents” brochure and the SC brokerage disclosure?
These are required consumer disclosures that explain how a real estate agent can work with you and what each type of relationship means. For North Carolina, see the NC Real Estate Commission’s brochure: Working With Real Estate Agents. For South Carolina, see the Disclosure of Real Estate Brokerage Relationships. Please read the one for your state before we work together.
What does the home buying process look like?
Every purchase is a little different, but it usually goes like this: talk through your goals and budget, get pre-approved if you’re financing, search and tour homes, make an offer, complete inspections and other due diligence, finalize your loan and appraisal, and close. I’ll walk you through each step and what to expect next.
What costs should I plan for besides the purchase price?
Beyond your down payment, buyers typically budget for earnest money, inspections, an appraisal, closing costs and moving expenses. The amounts depend on the home, the loan and the state, so I’d rather look at your specific situation than give you a generic number.
Do you work with sellers too?
Yes. I work with both buyers and sellers of residential property across my service area. We’d start by talking about your goals and timeline, then look at how to price, prepare and present your home.
How do you handle my personal information?
I only collect what’s needed to help you, and I don’t use analytics or advertising cookies unless you accept them. You can read the details in the Privacy Policy and the Cookie Notice.
How do I get started?
Send a note to info@mellarealty.com with where you’re hoping to buy or sell and your rough timeline, and I’ll follow up personally. Not sure what you want yet? That’s fine. A first conversation costs you nothing.
